Simon James New Homes Limited is a private limited company registered in England and Wales. It buys residential property as principal, in the company’s own name, and holds it as an asset of the company until it is sold.

The work divides into acquisition, holding and disposal. Property is considered on its merits when it is offered, bought where it suits the company, looked after while it is held, and sold as the owner when the time comes to sell.

The company buys in its own name, holds in its own name and sells as the owner. Every purchase and every sale is carried out through solicitors in the ordinary way.

Title, tenure, boundaries, planning history and condition are established through searches, enquiries and inspection, on both sides of a transaction. That is how a property transaction is properly done, and it is how the company does its own.

The company’s own records — its register, its accounts and its correspondence — are kept at the registered office, and requests for its particulars are answered from there.

Where the answer is yes, the company says what it is willing to do and on what basis — price, timetable, what is included and who bears what cost. From there the matter proceeds through solicitors in the ordinary way.
